Egress windows are required by every modern building code for any bedroom — including basement bedrooms. Installing one in a basement runs $3,000-$5,800 typically, and is the single most important step in legally converting basement space to a bedroom that adds resale value.
Code requirements
Net clear opening: minimum 5.7 sq ft (5 sq ft at grade level). Minimum height: 24". Minimum width: 20". Sill height: maximum 44" above floor.
Basement egress requires a window well at least 9 sq ft in area with permanent ladder if more than 44" deep. Cover (if any) must be removable from inside without tools.
Install cost and resale impact
Basement egress install: $3,000-$5,800 typical including cutting the foundation, framing, window, well, and drainage. Slab cuts and concrete demo are the bulk of the cost.
ROI is excellent: converting a 'rec room' to a legal bedroom can add $15,000-$50,000 to home value depending on market, all for a few thousand in egress install.
