What a real inspection includes

Visual inspection of all roof slopes (from ladder or roof itself, not ground only). Detailed check of all flashings — chimney, skylight, plumbing penetrations, valleys. Attic inspection for evidence of leaks, ventilation issues, and insulation problems. Gutter and downspout inspection.

Written report with photographs and prioritized recommendations. Drone-only inspections are convenient but should never replace a hands-on attic check.
