When the conversion makes sense
Primary bathrooms in homes with at least one other tub. Aging-in-place renovations where step-in tubs become unsafe. Master baths in luxury-tier homes where a large walk-in shower is the expected feature.
A custom tile walk-in shower ($8,000-$15,000) consistently appraises higher than a basic tub-shower in primary baths.
When to keep the tub
Homes with families or that target the family-home buyer pool. Many buyers (and lenders' appraisers) require at least one tub in a home — particularly for FHA financing in some markets.
If your home has only one bathroom, removing the only tub is generally a resale negative, even if you personally never use it.
