Engineered vs. Solid Hardwood: Which Belongs Where
Why engineered wood owns the basement and concrete-slab market — and where solid still wins.
Solid hardwood is real wood through and through, sandable many times, ideal in moisture-stable spaces. Engineered hardwood is a real wood veneer over a plywood core — more dimensionally stable, suitable over concrete and radiant heat, but limited in how many times it can be refinished.
Where engineered wins
Concrete slabs (basements, ground-floor slab construction): solid wood cannot be installed directly. Engineered is the only real-wood option. Cost: $6-$11/sq ft installed.
Radiant heat floors: solid wood cups and gaps with temperature swings. Engineered handles it fine. Anywhere with significant humidity swings (coastal, basements, vacation homes) also favors engineered.
Where solid still wins
Main living areas of homes you'll keep 20+ years, on wood subfloor, with stable indoor humidity. Solid hardwood can be refinished 4-6 times and easily lasts 80+ years. It also resells at a measurable premium over engineered.
If you specify engineered, demand at least a 4mm wear layer (sandable 2-3 times). Cheap engineered with a 1-2mm veneer is essentially permanent — when it wears through, replacement is the only option.
