Waterproofing vs. Damp-Proofing: Critical Difference
Why builder-grade damp-proofing isn't waterproofing — and what that means for older homes.
The black tar-like coating on the outside of most basement foundations is damp-proofing, not waterproofing — and the distinction matters enormously. Damp-proofing slows water vapor; waterproofing actually blocks liquid water under pressure. Most homes built before 2000 have only damp-proofing.
What each one does
Damp-proofing is a spray-applied asphalt emulsion, roughly 10 mils thick when dry. It resists water vapor but cracks easily, won't bridge foundation cracks, and provides essentially no protection against hydrostatic pressure.
True waterproofing is a 40–60 mil elastomeric membrane that bridges hairline cracks, resists water under pressure, and typically carries a 10–25 year warranty. Required by some modern codes for habitable basements.
What this means for an older home
If your 1970s home has a wet basement and you're investing in a major fix, exterior excavation and proper waterproofing membrane ($15,000–$30,000) is the durable solution. Interior drain tile ($7,000–$14,000) is the second-best option that doesn't require digging.
Avoid spray-on 'waterproof paint' sold at home centers as a fix for active leaks — it traps moisture against the wall and fails within a few seasons.
