Most foundation cracks under a quarter inch wide are cosmetic and easily repaired. Wider cracks, horizontal cracks, and stair-step cracks in block walls signal something more serious and warrant a structural engineer's look ($400–$700) before any contractor work.
Repair methods by crack type
Hairline vertical cracks in poured concrete: hydraulic cement or polyurethane injection, $400–$800 per crack. Stops water and seals the crack but doesn't add strength.
Active leaking cracks: polyurethane injection (expands when wet to fill voids), or epoxy injection (structural — bonds the concrete back together).
Bowing or horizontal cracks: this is foundation movement, often from expansive soils. Solutions include carbon fiber straps ($500–$900 per strap), steel I-beams, or helical piers ($1,800–$3,500 per pier) for serious cases.
